YOUR GUIDE TO THE CHANGES TO THE RENTING HOMES (WALES) ACT

Introducing the new Renting Homes (Fitness for Human Habitation) (Wales) Regulations 2022.

In January 2022 the Welsh Government have announced that changes to the Renting Homes (Wales) Act 2016 will come into force on 15th July 2022 with landlords having until July 2023 to get their house(s) up to standard. 

As part of the new The Renting Homes (Fitness for Human Habitation) (Wales) Regulations 2022, section 5 states that landlords should ensure that during each period of occupation:

A mains smoke alarm is installed on every storey of the property. All alarms must be interlinked and be in proper working order. We recommend our HSSA/PE/FF10.

A carbon monoxide (CO) alarm is installed in any room which contains a gas appliance, an oil-fired combustion appliance or a solid fuel burning combustion appliance (including gas boilers). Why not try our HSA/BC-LCD or HSA/BC/10?

Landlords whose properties are deemed unfit for human habitation will give tenants the right to withhold rent during the unfit period. Of course there are bigger implications in not complying, such as the dangers and threat to life. 

For complete fire protection landlords might want to consider a heat alarm in the kitchen and additional smoke alarms for better coverage in larger properties.
